After moisture damage causes the boards to cup and/or separate, you notice lots of scratches, dings, and dents. Fading, dullness, or discoloration of the wood are also signs that it's time to refinish. An easy test is to pour a spoonful of water on your floor. If it soaks into the wood rather than form droplets that rest on the surface, your floor needs refinishing.
There is no such thing as a dustless process, but we use specially designed-vacuums and vacuum bags to minimize dust. These bags are attached directly to our machines, capturing approximately 80% of the dust. We use plastic sheets to seal off rooms and cover cabinets, etc. Your drapes should be tied up or taken down.
A light sanding (aka screening) and a fresh coat of polyurethane will remove light scratches and scuff marks and restore sheen and luster. Deep sanding is required when changing hardwood stain colors and to remove deep scratches or dents.
